Mutual solidarity and cooperative behavior which is as old as human history are frequently took its place among the methods of housing in the last century. The role and the numrrical size of the building cooperatives in the housing system in Turkey has been very important in recent years. The increasing needs for housing for the people having low income with the increasing population in urban areas, has icreased the interest in the housing cooperatives. In recent years, both monetary and credit policies have increased the speed of housing production by means of the houding development administration (TOKI), beside this the negative qualifications about housing cooperatives have reduced the interest in acquiring by cooperativing. In this study, the situation of building cooperatives in Turkey, the obstacles in front of its development, the effect of TOKI has been disscussed and determination about building cooperatives has been made.

İnsanlığın tarihi kadar eski olan karşılıklı dayanışma ve beraber iş yapma davranışı, son yüzyılda konut edinme yöntemleri arasında sıkça yer almaktadır. Türkiye’de konut edinme sistemi içerisinde yapı kooperatiflerinin rolü ve sayısal büyüklüğü son yıllara kadar oldukça önemliydi. Kentlerdeki nüfus artışıyla birlikte dar gelirlilerin konuta olan ihtiyacının artması, yapı kooperatiflerine olan ilgiyi de arttırmıştır. Günümüzde ise gerek para ve kredi politikaları, gerekse Toplu Konut İdaresi (TOKİ) marifetiyle konut üretiminin hız kazanmasının yanı sıra, yapı kooperatifleri hakkındaki olumsuz nitelendirmeler, dar gelirlilerin kooperatif yöntemle konut edinmelerine olan ilgiyi azaltmıştır. Bu çalışmada, Türkiye’de yapı kooperatifçiliğinin durumu, gelişmesinin önündeki engeller, bu konuda TOKİ’nin etkisi tartışılmakta ve yapı kooperatifçiliğinin geleceği ile ilgili öngörülerde bulunulmaktadır.
